What Happens If a Plot Doesn’t Sell Out?
For Land
All land listed on Subx is pre-allocated for group ownership before listing.
If a plot does not sell out immediately:
•Early buyers still own their share
•As land value increases, the value of early buyers’ units increases
•New buyers join later at the updated market price
There is no downside to early participation.
For Property Developments
If the listing is for a development project:
•Funds are raised until the full development amount is completed
•Development only begins once funding is complete
•If funding is not completed within the stated period, buyers are refunded in full
This protects users from partially funded, stalled projects.
Early Sale Before Waiting Period Ends
If an offer to buy the land comes in before the waiting period expires:
•The offer is sent to all co-owners
•If at least 60% of co-owners approve, the land is sold
•Proceeds are automatically distributed to each owner’s wallet based on their ownership percentage
This ensures:
•No single buyer can force a sale
•Majority owners can unlock liquidity when a good offer appears
Every land or property listed on Subx clearly displays:
•The title type (e.g. Deed of assignment , Registered Survey, Certificate of Occupancy, Gazette, Governor’s Consent, etc.)
•Full title documentation
•Independent verification details
Buyers can independently verify the title of each asset before purchasing.
No asset is listed on Subx without verifiable title documentation.
On Subx, buyers own direct co-ownership interests in land or property.
Each Subx-listed asset is specifically allocated for group ownership before being listed on the platform.
