BCRED's Q2 numbers show a fund stabilizing on some fronts while still under pressure on others.
Blackstone's flagship nontraded BDC posted a narrow 0.3% total net return for Class I shares, even as NAV per share slid to $23.65 – its fourth straight quarterly decline. Class S and Class D shares returned 0.1% and 0.2% before sales charges, but -3.4% and -1.3% for investors who paid the maximum upfront placement fee. Non-accruals improved to 2.2% at cost, down from 2.4% in Q1, payment-in-kind income fell to 5.6% of investment income, and available liquidity grew to more than $17 billion.

Nontraded REITs raised $3.4 billion in the first half of 2026, up 20.6% year-over-year, according to Robert A. Stanger & Co.
Performance is backing it up: the Stanger Public NAV REIT Total Return Index rose 2.4% in Q2, its strongest quarter in more than four years and sixth straight quarterly gain. All 19 NAV REITs tracked posted positive returns. Listed REITs outpaced NAV REITs over the quarter and trailing year, but NAV REITs still hold the edge over five years — a 33.4% cumulative return versus 28.6% for public benchmarks.

The SEC has filed a fraud complaint against RAD Diversified REIT and founders Brandon "Dutch" Mendenhall and Amy Vaughn, alleging they raised at least $152 million from more than 5,500 retail investors through an unregistered offering between 2019 and 2024.
The complaint alleges the pair misrepresented the nontraded REIT's profitability and stock valuation while diverting investor funds to an affiliated entity and personal expenses. RADD filed for Chapter 11 bankruptcy in March 2026.
