How it works:
• 0% interest loan equal to up to 50% of the purchase price
• U.S. Citizen - Owner occupied - Primary residence
• Creditworthy with 20% down payment
• One AHIA loan per person
• Fully repayable principal — no forgiveness
Anti-abuse protection:
To ensure this program incentivizes homeownership — not mansions — the AHIA loan is capped at $500,000 effectively supporting homes up to ~$1 million. Purchases above that rely on conventional financing.
• Any misuse or violation converts the AHIA loan to full conventional terms
• 10-year ban from reapplying to AHIA for violations
How it’s funded:

Regarding the OpenAI case, the judge & jury never actually ruled on the merits of the case, just on a calendar technicality.
There is no question to anyone following the case in detail that Altman & Brockman did in fact enrich themselves by stealing a charity. The only question is WHEN they did it!
I will be filing an appeal with the Ninth Circuit, because creating a precedent to loot charities is incredibly destructive to charitable giving in America.
