Government will pay US$75.6 million to compensate landowners to make way for the planned new city at Mount Hampden, but slow payouts are holding up the ambitious project.

The development will cover 15,301 hectares currently occupied by 48 farms.

In total, 254 properties have been identified for compensation, but only six have been paid off to date. On average, the current compensation bill values each property at nearly US$300,000.

A key part of the project, the widely publicised Cyber City, is also stalled, partly because title processing is still not done.

Cabinet wants the Ministry of Lands to gazette all targeted farms, and determine the full compensation value, including the cost of relocations

The Government has approved a deal with a consortium led by JR Goddard to develop 271 hectares of commercial land near Victoria Falls.

The land, Lot 1 of Jafuta Estate, is in the Masuwe Special Economic Zone within the Kavango-Zambezi Transfrontier Conservation Area. The consortium will build roads, a 13km water pipeline, a water treatment plant, sewerage and a power substation.

State investment arm Mosi Oa Tunya Development Company is contributing the 271.5ha as equity, valued at US$25.6 million, giving government a 39% stake in the project. The JRG consortium takes 61% in return for US$66.9 million in infrastructure investment. The partners will recoup profits over 25 years. The Zimbabwe Investment and Development Agency ran the tender last year.

The JR Goddard consortium also includes project managers Sesani, engineers Stewart Scott Zimbabwe, and financial advisors Genesis Global Finance. It is the same consortium that is, separately, raising money to build the Glass Block Dam project for Bulawayo.

Mutapa Investment Fund has restructured its mining assets, creating five specialised companies to replace the previous fragmented structure inherited from Kuvimba Mining House.

New entities:

•Mutapa Platinum Group Metals
•Mutapa Rare Earths

The move aligns operations with global best practice, improves accountability and forms part of Mutapa’s 2026 FIRE strategy. The gold unit plans major expansion, targeting 80,000 ounces per year and a doubling of output within 3–4 years.

A bulk of the west sections of the city of Harare's CBD were originally declared as unfit for construction because of the Mukuvisi river wetland. The area was designated as park land, & if it had be left that way, Harare would be having one of the largest city parks in Africa. However capitalistic greed eventually led to the whole area being concreted.

Construction of a proposed “Smart City” at the Zimbabwe International Trade Fair (ZITF) exhibition grounds will begin in April.

The project, being developed by ZITF Company, will transform the exhibition complex into the Zimbabwe International Conference and Exhibition Smart City (ZICES).

It will feature a 5,000-seat
international convention centre, a 500-room hotel, a five-star boutique hotel, a modern shopping mall and a themed heritage park.

The development is part of a long-term plan to establish the Zimbabwe International Exhibition Centre (ZIEC) as a mixed-use business and tourism hub.

Diversified company TSL Limited announces key property projects for 2026:

· TSL will develop 1,900 stands on a 73-hectare land bank in Harare South in the second quarter of 2026. It is talking to bulk buyers for the stands and expects to complete the project in 36 months

· The company already has a vast 213,000 square metres of lettable space, and is looking to add more. It is building 8,000sqm of new warehousing space in Harare, due this year.

· Last year, the company's rental income grew by 51%, mostly due to adding 15,000sqm of warehousing in 2024.

Reconstruction of 66.5km Harare–Seke Road to Start February 2026.

Reconstruction and widening of the 66.5km Harare–Seke–Zvipadze Road will begin in February 2026, starting from Harare Main Post Office to Ten Miles in Marondera Rural. Pothole patching is already underway between Unit H and Makoni Shopping Centre in Chitungwiza.

The project includes road widening, additional lanes, and dedicated bus lanes to improve safety following a rise in fatal accidents along the route. Transport Minister Felix Mhona confirmed the road will be upgraded into an expressway up to Ten Miles.
