[1] The article's own source refutes it. Strutt & Parker, Winter 2025/26: the IHT reforms "have had less immediate impact on transactions than perhaps some had anticipated. Demand from non-farmer buyers has remained relatively stable."
[2] Wrong year. These are 2025 deals. The £2.5m regime was announced 23 December 2025 and took effect 6 April 2026. Nearly every transaction counted had exchanged before the policy's final shape existed.
[3] It's thirteen deals. 16% to 11% of ~264 sales is roughly 42 falling to 29. Two-proportion z-test: p≈0.09, and the sold sample is smaller than 264. No confidence interval appears anywhere in the piece.
[4] Read off a bar chart. Neither 59% nor 11% appears in S&P's text. Private Eye eyeballed Figure 9; TLE reprinted it as a finding.
[5] Wrong denominator. S&P: investor buyers "buy more acres than farmers." A falling share of transactions is compatible with rising acreage in non-farming hands. The metric that would test the policy's aim is the one not reported.
[6] Simpler explanation, unexcluded. Land fell 5.1% in 2025, the steepest drop since 2016. Cheaper land favours the bidder with the smallest budget and an operational reason to buy. No tax motive required.
The honest headline: farmer share rose for a second year while prices fell 5%, and the agents reporting it say the tax change is not why.
