I think my Real Estate superpower is having no idea what to do for the next step of a project, but being able to call the right people to find the answers while not sounding like a complete and total idiot.

Town supervisors approved land development plan on Tuesday.
Thursday, County Planning seals plans.
Go across town to the County Annex and get a PIN Cert.
Go downstairs and record plans, get proof of recording.
Friday, go to atty to record a new deed because of subdivision is combining 2 lots.
Tuesday, record stormwater plan at the County Annex. Schedule pre-development meeting with the Conservation District.
Attended a panning meeting tonight. Just by happenstance, a property I’ve been targeting for ages was on the agenda.
Turns out the owner is parceling off the commercial piece with highway frontage from his personal residence in the back.
The owner and I are now having lunch next week.
I used to own 6 mobile home parks, but sold 5 of them off. I kept one because it’s close to my home base and it’s easy to manage.
Today is one of the days why I’m reminded why I sold the other 5.

Planning meeting last night. All engineering comments are accepted and they vote to accept the bond amount. Ready to break ground, but not quite…
They only vote to recommend the bond amount for the town supervisors to approve in 3 weeks. Then I have to go back to the planning commission next month for them to vote on approval, but not quite…
They’ll vote to recommend the project to the town supervisors who meet 3 weeks later.
None of this can happen in 1 meeting or 2, it takes 4.
I’ve been in a hotel 4 out of the last 5 weekends for my daughter’s sports.
It’s a lot. A real lot.
But these times we get together are worth every second.
