→ Setting aside 10-15 % of lettings income for the inevitable wear & tear (stops nasty surprises)
→ Reviewing hirer insurance & DBS in January each year – do it once, forget it for 12 months
→ Having a short, friendly lettings policy on the website – cuts the same questions over and over
