PRO TIP FOR MOVING OUT OF COLORADO:
Keep your Colorado's drivers license until you sell your home in Colorado. Otherwise you might be subject to Colorado's 2% "Exit Tax" on nonresidents selling their properties in Colorado.
If you move out of Colorado first and leave the house empty, you will legally become a nonresident by the time the house sells, meaning the title company will automatically flag you for the 2% withholding.
However, you can still avoid the 2% withholding at closing if you meet the federal primary residence criteria.
Under the 2-year mark: If you sell the house relatively quickly after moving, it still qualifies as having been your principal residence "immediately prior to the transfer". You check the Principal Residence box, sign it under penalty of perjury, and the title company will not withhold the 2%.
