$SPY Trade fail: Deleted a high volume node zone that failed twice in last couple weeks. Took entry short from a higher zone with 2:1 R/R below that deleted zone. Contracts ran from $0.48 to $0.91 at deleted zone (about 1.5:1 R/R) then round-tripped to SL at $0.13. ๐คฆ #SPY
Chase denied a real estate investor $250K in business credit last month
His partner filed the exact same application the next day and got approved for $280K
Same properties, same income, same score, same bank & same branchโฆ
The difference was a 6-digit code on page 2 of the application that neither of them knew existed
It's called a NAICS code and it controls whether the bank sees your LLC as low-risk or high-risk before a human ever touches your file
NAICS 531210 is "Offices of Real Estate Agents and Brokers." Banks flag this as speculative. High default rate industry. Underwriting tightens. Limits drop. Denials spike
NAICS 531311 is "Residential Property Managers." Banks flag this as operational. Recurring revenue. Stable cash flow. Low risk tier. Underwriting opens up. Limits jump 40 to 60%
Same houses. Same tenants. Same rent checks. One code says "this guy gambles on property." The other says "this guy manages property." The bank's algorithm can't tell the difference between what you actually do. It reads the code and makes a decision before your application hits a desk
You chose 531210 when you formed your LLC because the state website autofilled it based on the word "real estate" in your business description. You didn't know. The bank didn't tell you. The code has been quietly capping your approvals ever since
The fix takes 4 minutes
Go to your state's Secretary of State website. File an amendment to your LLC. Change your business description from anything containing "real estate investment" to "residential property management services." Cost: $25 to $50 depending on your state
Update your NAICS code on your IRS records by filing Form 8822-B or simply using the correct code on your next Schedule C or 1065
Update your Dun & Bradstreet profile at dandb .com with the new NAICS code. This is the business credit profile that banks pull before approving business cards
The code changes propagate in 7 to 14 days. Your next application hits the bank's algorithm under a completely different risk profile
Other NAICS codes that quietly destroy funding approvals:
722511 "Full-Service Restaurants" gets flagged high-risk. 561720 "Janitorial Services" approves at 2x the limit for the same cleaning company
453998 "Miscellaneous Store Retailers" gets flagged. 541611 "Administrative Management Consulting" approves cleaner for the same e-commerce operation
236220 "Commercial Building Construction" gets flagged as cyclical. 531312 "Nonresidential Property Managers" sails through
You can legally describe the same business activity under 3 different NAICS codes. The bank doesn't audit whether you're "really" a property manager vs an investor. They read the code their system assigned you and approve or deny based on industry risk tables you've never seen
A client in Houston ran 4 rental properties through an LLC coded as 531210. Applied for Chase Ink Business Cash. Denied. Applied for Amex Blue Business Plus. Approved for $8K (insultingly low for his income)
We changed the NAICS to 531311. Filed the amendment. Updated D&B. Waited 3 weeks
Reapplied to Chase. Approved $42K. Applied to US Bank. Approved $35K. Applied to Capital One Spark. Approved $28K. Total: $105K in new approvals from banks that had either denied him or lowballed him 30 days earlier
The only thing that changed was a 6-digit number he didn't know was killing him
Banks built an automated gatekeeper that rejects you based on an industry code you accidentally chose when you were filling out your LLC paperwork at 2am. They never tell you the code matters. They never tell you which codes they prefer. They just deny you and send a letter that says "business type" under reason for denial
That letter is them telling you the NAICS code is wrong without telling you the NAICS code is wrong lmfaooo
