Breaking: JJ Redick has agreed on a four-year contract to become the next coach of the Los Angeles Lakers, sources told @wojespn.
Rob Pelinka offered the job this morning and Redick started working on a staff to surround himself with experience.
@GRomePow Airbnbs aren’t banned. Still a very active short term market. This is also probably 6 am when there are limited flights going in and out. The airport is still super busy and we have had record numbers year after year.
Source: broker in the market and owned and sold Vr company.
I acquired 110 units of self storage three weeks ago and have already met some of the more interesting characters in my 12+ years of real estate investing.
This is a pretty bad take imo. It too narrowly looks at the PS market through the eyes of short term vacation rentals. Of course some people overpaid for Airbnbs and homes no longer make sense for investors but there is such a large demand for Palm Springs this will not happen.
I'd rather buy a:
Half-vacant, thirty-year-old, never-painted, non-credit tenant, strip mall than a:
Fully-leased, brand-new, AAA credit, shopping center.
Why?
Because I prefer to make money.
Earlier this year I had the surreal honor of speaking to a group of students at Harvard Law School.
One of the students asked me what makes a good lawyer.
Here are my thoughts:
Navigating "real estate speak" isn't easy.
Here's a helpful guide I put together:
"Trophy Asset" = Overpriced
"Generational Asset" = Way Overpriced
"Unpriced" = We have no idea what it's worth
"Improved Pricing" = It's less of a ripoff now
"Off-Market" = Everyone's passed on it already
"Seller Will Carry" = No bank is touching this
"Bring All Offers" = My seller's nuts, so lowball me
"Perfect for 1031" = Perfect if you want to overpay
"Distressed" = Not distressed
"For Sale By Owner" = For sale by ego
"Below Replacement Cost" = Meaningless filler words
"Leasehold Interest" = You're not buying real estate
"Brand New Construction" = Rents are inflated
"Not a Cap Rate Deal" = Not a good deal
"Grocery-Anchored" = Grocer owns you
"Covered Land Play" = Overpriced dirt
h/t to @ChrisJBakke for the format 🙌
After years of advocacy as a region and hard work by our city team, it looks like we finally did it! “State officials have recommended awarding $50 million to help build bridges over Indian Canyon Drive at the Whitewater Wash, which could prove pivotal to keeping the roadway open during frequent sandstorms and flooding. The project was one of just two that received the state’s highest priority ranking. The commission will vote on whether to approve the recommendation at its Dec. 6 meeting. The grant would provide two-thirds of the estimated $75 million cost of building the bridges.”
