@GenZMultifamily That’s fantastic, and honestly something I’d never thought of. I’ve always just treated it as an expense I’m going to eat every 3–5 years. Moving forward, I may start removing them as they fail and recommend the same to the owners of the properties I manage.
@NotoriousAirbnb That’s largely by design. San Diego specifically allows Mission Beach to have Tier 4 permits for up to 30% of its housing units, versus roughly 1% for Tier 3 citywide. A big reason for the carveout is how heavily Mission Beach and its businesses rely on tourism.
@jim_desmond This is a serious problem. If people can afford their mortgage but are being forced to sell because of insurance, what can we actually do to fix it? I’d love to hear real solutions from homeowners, insurance professionals and policymakers.
@ChrisRamsey60 What automations have made the biggest difference for you so far? And what parts of property management are you still struggling to automate?
@jonbrooks Agreed, but every market is different. Some are clearly dealing with oversupply and falling rents, while others are still incredibly competitive. The historically strong markets will likely stay strong, they just may not see the same rent growth they did before.
@ThinkAppraiser If I had to bet, I’d say hold. There’s little reason to hike unless inflation starts moving meaningfully in the wrong direction again. At this point, the bigger question is how long they hold before the next cut.
@theficouple I’d add paint and landscaping/curb appeal. Neither needs to be expensive, but both can completely change a buyer’s first impression.
And ROI isn’t just price. Some upgrades sell the home faster.
