@alexmedearis@johnxbuilds Comparing to SF, mostly regulation, but labor does account for a decent amount too. If you add 6 months of carry for permitting and department reviews to a 8-9 month build vs getting approvals in 30 days, that additional financing cost are passed through.

Simple face brick across the country (open shop, installed) runs anywhere from $20-$60/sf. Hardie products across the country are (open shop, installed) anywhere from $7-$30/sf.
