If two people have the financial capacity and want a home, they’ll try to get it regardless of the price. That’s common sense?

One of the issues first time homebuyers are facing in recent sellers markets is the fact they are getting outbid by cash offers well above market price. If someone has the money without needing a lender and wants a home, they’ll get it.

If you have you’d know a buyers agent is not showing a home over market value to buyers unless it’s in their price range, even then they will put in an offer under asking price. Make the mistake of thinking that a seller pricing over market value won’t deter buyers.

Try asking an agent to price your home above market value for that reason. They’ll laugh at you, house will sit on the market.
@BennettTru12099@w00tspec@MsJazzybelle I’m not her campaign advisor, I don’t know why she pushed a program that maybe 1% of individuals would benefit from, but it’s also not something that would affect the other 99%. That’s where a lot of the confusion comes from and I don’t think it’s that big of an issue.
@BennettTru12099@w00tspec@MsJazzybelle 2020 was a covid year what are you waffling on about? Of course there were more buyers than sellers. People don’t want to sell their home during a global pandemic. People were buying homes without even touring them in 2020.
@howdyadrian @BigHeadMafia@MsJazzybelle Don’t always need a downpayment. Depends on the loan you qualify for. Helps to have money aside for a downpayment but it’s different for everyone. My assumption is that it might allow them to still qualify for other programs, but I’m not entirely sure if that would’ve been true.
@theFrostmind@BigHeadMafia@MsJazzybelle Let’s put our thinking caps on. No sane listing agent would ever raise the price of a home over market value solely based off a new program. Any buyer and agent with half a brain cell would look elsewhere until the price went back to being competitive.
