Indian real estate is simple:

1) India has crazy high taxes.
2) Rich businessmen deal with black money. As it saves 25% tax.
3) What do you do with that black money? The only option is to buy Real Estate or physical Gold.
4) As a result: a large chunk of black money flows into RE
5) This problem is bigger in metros. Why? because most of these rich businessmen are based in Metros. And, they like proximity to their real estate.
6) Anyone telling you to buy a property in metros to get your 2-3% yield is a sales agent disguised as YouTuber.

How to save yourself? let's say you are buying a flat at 1Cr.

Speak with 20 people who live around your area (where you are considering buying a property). Ask them how much rent they pay?

If the answer is 3L/year on that 1Cr house (that's 3% yield). Your yield at the time of buying should at least be 4%.

If it is less than 4%, avoid.

People lie, math does not.
