Is residential real estate a good investment for monthly cash flow?

The answer is a NO.

- Residential real estate in India does not generate higher than 2-3% rent yields
- Plus there is a maintenance cost of the property
- Plus there is an assumption that it will always be occupied
- Plus in some cases, 1 month brokerage will be paid out as commission
- Plus the amount is taxable
- Plus the asset is illiquid
- Plus the ticket size is big and hence it adds concentration risk to your over all portfolio
- Plus if you want 10L you can’t liquidate only the bathroom.

P.S. - Residential Real estate is a great investment is a Myth. Most can’t calculate the XIRR on the real estate & hence feel that their money doubling in 10 years is a great investment.
