@Landscapecture Bad idea. If that house has a basement, that water is back flowing toward the foundation walls. Water needs to be sent at least 20 feet or more to protect the foundation and against a leaking/flooding basement.

I have always made less than a 15% profit on them. And that’s before the commissions are paid out. In an affluent area or prosperous city center, you are screwed.
