ZBR is a wonderful world - for developers.
Let's make a zoning bylaw that's a wonderful world, for all Edmontonians!

Your myth-busting skills could use some work!
Without community engagement or regulation, developers will put profits over greenspace.
But, community engagement works!
For example, in McKernan, a developer donated to upgrade Charles Simmonds Park due to community engagement.
The myth that greenspace is incompatible with high density is just that: a myth.
In addition, building densely protects sensitive wetlands and agricultural land from sprawl.
Building infill density is an environmental imperative.
@camsmithers Even city council agreed that the first plan didn't work, and the developers didn't fix it. I think ensuring that vehicles won't harm or kill anyone is enough justification to stop a building from being constructed!
@fatTireBikeBoy
The reason why apartments in Belgravia/McKernan have greenspace is because the community is actively involved, not because of the goodwill of developers.
We need more community involvement, not less!
@camsmithers We've proposed a plan where only the swept path and the garbage pick up area overlap. This will ensure that garbage trucks don't need to back up all the way down the back alley.
@camsmithers The original plan made it so that when a truck/car was loading, the garbage truck would have to back up all the way down the back ally, and turn in the mid block access way.
@Canadian_Guano In the second picture on the right side the developer wanted to cut down those trees to make a larger underground parking lot. The community worked with the developer to prevent that from happening.
@camsmithers Agreed, but that isn't why Metro 78 is dangerous for children. The problem is that the mid block access way is also going for garbage trucks and possibly emergency vehicles to back up.
@camsmithers They can. That's why 25% is very reasonable. A development that we did support, University Heights, had options for everyone!
Wouldn't you agree that it's important for a developer to contribute positively to a community?
@camsmithers Out of the over 100 units, Metro 78 will only have 4 family units!
We fought for more family units in Metro 78. In fact, we probably wouldn't have opposed it if 25% of the units were for families!
@camsmithers You couldn't be more wrong. There are some families that have left that street because of Metro 78! The housing won't be affordable either.
There are only going to be 4 apartments for families, and there are already 4 houses for families. We aren't gaining anything!
@camsmithers It's amazing how every time I make a relevant point that you know is true, you deflect and try to call people who oppose developments like Metro 78 bigoted or discriminatory.
We want families that live in apartments, in fact, we fought for more family units in Metro 78!
@camsmithers@Erinforanirniq Again, we won't know if it's hurting or not until the results come in. It's also important to mention that as the incumbent councillor @Erinforanirniq starts at a huge advantage!
Last time it only took 26% of the vote to win the election.
This council has been full of failure after failure. Right now you are effectively saying you are terrified of an investigation.
You should focus more on improving the lives of Edmontonians (Excluding developers) than posturing for the next election!
This is pure and utter undermining this Council in prep for the next election. I guarantee they would start this ‘investigation’ before the election but it wouldn’t conclude until after. And you know what it would find? Nothing. We came in a challenging time - pandemic recovery.
@camsmithers A mid-block access way where kids can be killed.
A water main upgrade that is necessary.
4 family units that might not even house families (that replace 4 single family homes that families live in, additionally, some families have actually moved away due to Metro78.)
@camsmithers@Erinforanirniq Or it can help @Erinforanirniq. We won't know the election results for another year, so we will know how the investigation impacted the election results by then.
@camsmithers I wasn't aware of you working tirelessly to get Pinto to contribute to our community!
Their contribution consists of a mid-block access way, 4 family units, and a water main upgrade.
