How 'bout wasp nests blocking the functionality of the range vent. Glad these were not occupied. By the way, all vent exhaust outlets covers are required to have a screen with a maximum spacing of 1/4 inch. Obviously, this one didn't have the screen which would prevent pest entry.

Air filter issues. New construction home where I discovered the builder was using aftermarket (AKA cheaper) filters for the HVAC system. There size was smaller by 1/2 inch on all sides allowing air to bypass the filter. Correct size is 20x25x4
Oh yeah, the filters were really dirty too!

Can you saw Asbestos siding? Yup, there was asbestos on this house, which was common for the time it was built. It is known hazardous in a particulate state. It is not harmful it if is just attached to the house. Don't sand it, break it, chip it, etc. That will create the particles that are hazardous. During construction of this 20 year old home, the electricians cut 70% of the top plate wood framing away to provide a path for wiring. This is a load bearing wall. This can be done if the top plate is reinforced with a steel strap or metal framing connector. Without reinforcement, this can crack and split which it did behind the wires.

Today's problem are was the main electrical disconnect installed at the home. I usually don't test these, but the seller's agent suggested I do since they were not able to get it to work. This was a distressed property. Welp.... it didn't. The only way to disconnect power to the home was to turn off all the breakers in the main panel. This was also difficult as the whole panel was installed too high on the wall. The bottom breaker was over 6 ft high!!

How about a garage door that did not meet the fire barrier requirement. It's not flashy and not easy to identify, but the door between the house and the garage has to be a solid wood or steel door. The minimum thickness is 1-3/8". If the door is solid wood and has decorative undercuts like a 6 panel door, then the required door thickness increases to 1-7/8".
This door was hollow, it was 1-3/8" thick with undercuts, and didn't have self closing hinges installed. Fire safety is important!

Today's inspection highlighted a deficiency related to foundations. This home had the ends of the post tension cables exposed to the environment. These steel cables, cups, and retainers can rust and fail due to corrosion. The failure releases the tension on the cable and can crack slabs, damage flooring, and interior finishes.

Today, we found wood rot at an elevated location. This is clearly a water penetration point that could allow water to travel across the soffit and down the wall. Also, termites love rotted wood. A food source with water in it.

This is an electrical issue that is seen mostly on older homes. This is a picture of the neutral (white) wires in the main electrical panel. The condition shown is known as "double tapping" and is not allowed. This condition creates a risk of electrocution for personnel working on electrical circuits that are expected to not have voltage present.
