Downsizing came up because it was your answer to ‘how do you spend home equity.’

And I explained what happens when people try: they cash in and walk away with very little. That’s not my assumption.

That’s the reality.

Lemme delve into reality even more—

Your hvac blows out. That’s $20K, cash, today. You are a retiree that's usually money you don't have.

Your home value skyrockets. That's Beautiful. But your property taxes also skyrocket with it.

Yet, that value never shows up when you sell, because the attic you couldn’t afford to fix because you had to fix the hvac is still sitting there broken.

So you’re paying taxes on wealth you will never collect.

@agyeitah You're describing the exception, not the norm. Every asset has costs and risks—stocks fall, rentals need repairs, businesses fail. A paid-off home removes your biggest monthly expense, provides stability, and holds equity you can access when needed. That's value beyond cash flow

@agyeitah You're assuming everyone follows the same retirement path. Many people intentionally build home equity because it's a hedge against rising housing costs and provides financial security. Calling it "unused wealth" ignores the flexibility and stability that ownership offers.
