1) Buy a 4-unit property (3.5% down)

2) Live in one unit and rent out the others

3) Open a bank account and only use it to deposit rents and pay for property expenses

4) Each unit pays full market rent INCLUDING YOU!

5) Save & Reinvest the surplus
