These figures alone came Lekki Phase I & II, Victoria Island, Ikoyi and Banana Island
Lekki did ₦165 billion last year. One neighbourhood, out of a ₦281 billion market.
Victoria Island did ₦34.8 billion. Ikoyi ₦42 billion, Banana Island was the lowest with ₦11 billion
In December 2024 alone, a single month, the market generated about ₦111.5 Billion
A singular window of disproportionate annual ROI
Diaspora Nigerians about 1.2 million of them make up 40% of the market. Then we have the business travellers, digital nomads, these are the set of people that stabilize the market here in Nigeria
The market is expanding
Banana Island just banned shortlets due to security concerns, Ikoyi is expected to do the same thing soon (in some specific areas), VI and Lekki are next.
The most expensive place to rent in Lagos just made it illegal to rent short-term. This has allowed the market to spill over to other locations
Ibadan for example is now an emerging market with consistent demand. The ₦234,000 a night in Ikoyi. You can get the same number of room(s) with the same amenities and it’s more conducive, safe and secure with very less traffic to deal with
The premium zones are closing the shortlet door. That changes where the next ₦100 billion for the market in 2026 and 2027 goes
More tax situations to deal with, more regulations than usual. If you're holding cash for a Lagos property, you should definitely consider Ibadan
