One of the biggest financial mistakes I made in my late 20s was building solely for rent.

I’m not saying rental property is a bad investment. It can be. But for a young person who still wants flexibility, liquidity, and the ability to pursue other investment opportunities, it may not always be the best use of capital.

This year alone, the dividends from my NGX portfolio have already exceeded what that house would generate in about two years of rental income.
Interestingly, the total capital I’ve invested in the portfolio is still less than what it cost me to build the house.

Owning a rental property comes with realities many people don’t talk about.

Buildings depreciate. Tenants don’t treat properties well. Every time someone moves out, there’s usually something to repair or replace and the caution fee rarely covers the actual cost. Then there are maintenance bills, vacancies, and the time spent managing everything.

Ironically, my REIT’s investments generate better returns without the headaches of fixing broken doors, repainting walls, chasing rent, or dealing with maintenance.

Physical real estate has its place, but it’s not the only path to building wealth. Sometimes, owning income generating assets on paper can be more rewarding than owning them in bricks and mortar.

There are many things people overlook about building houses to rent, but I’ll save that conversation for another day. 🤔
