3/4: Find a niche. Beige walls and bad photos speak to no one. What types of #realestate are you looking for? What are the most common names/logos you’re seeing in rental ads? Find the folks already in #market & reach out.
2/4: Know your market. What are average #realestate#rental rates in your market by size, place, & condition? How long are rentals sitting out there? What type of #properties dominate your market? Know the basics to find the deals.
1/4: Learn by finding. Treat the search for your first #realestate property as the learning opportunity it is. Run numbers. Have a common compare for prospects outside actual listings themselves. #Zillow’s great for home buyers, but you’re comparing #investments.
5/5: search in sprints. The waiting is the hardest part, if you let it be. Don’t stress or obsess the search. Set clear time you’ll spend searching each day/week, then move on with your life.
4/5: Date the wait, marry the moment. Finding the right investment property takes time. Use your time searching to connect with others, educate yourself, & be ready to marry the moment your property arrives. Good deals never last, be ready to pounce!
3/5: waterboard your worries in their worst case reality.
Same as #1 above: forget the paper numbers, know your costs and live with them for 3-6mo in real life. Nothing helps you find your financial limits like living within your means.
2/5: Listen to investors, not homeowners. Dream homes are picket fences & BBQs. Investments are net incomes & vacancy rates: things other investors know well. If you’re considering a triple bypass, ensure you’re asking a doctor not a dentist.
1/5: Act like you’re already there. Calculate your payment, then set up a recurring transfer from your checking to savings account today. Paper carrying costs are nothing compared to living as if you’ve already bought.
