Correct. It’s not about the $5 coffee. It’s about the fact that the government keeps adding more regulations and zoning requirements, which increases the cost of building new homes.

They do this because the largest voting demographic (baby boomers), who already own homes, benefit when home values continue rising year after year.

We have real-life examples. Austin, Texas, eased permitting and some restrictions, built a significant amount of new housing, and has seen lower rents and housing costs as a result.

The government is intentionally creating this problem by limiting supply, thus artificially inflating costs to pander to the largest voting demographic.

I think a potential downside of democracy, where everyone gets an equal vote simply for existing, is what happens if one generation is, for whatever reason, significantly larger than all the others.

That generation could dominate the political system, essentially creating an age-based oligarchy.

For example: when this generation was young and trying to buy houses, they could vote for politicians who made housing cheap and plentiful. Then, once they aged and wanted their home values to skyrocket, they could elect politicians who added layers of building restrictions—driving up their property values while making housing unaffordable for everyone else.

The government will always find a way to prop up housing prices so boomers don’t revolt. Fifty-year mortgages were just their opening move.

Boomers are the biggest voting bloc in the country, so politicians treat them like the crown jewels. That’s why no one in D.C. will touch Social Security with a ten-foot pole. It’s also why there’s suddenly a massive push to abolish property taxes, because property tax is basically the last bill boomers still actually pay. (Not saying I’m opposed but this is why its suddenly popular among politicians)

So if boomers demand a 10,000% return on the house they bought 40 years ago for $5,000 and a bag of skittles, the government will absolutely bend over backwards to make it happen.

I’m completely against the 50-year mortgage idea, it’s insane. Housing prices are already ridiculous, and people have largely stopped buying. That should force sellers to lower prices, simple supply and demand. But a 50-year mortgage is just a clever way to sidestep that reality by preying on financially illiterate buyers who only look at the monthly payment instead of the total cost.

A 50-year mortgage doesn’t make you a homeowner. It makes you a glorified renter who’s responsible for all the repairs and upkeep. Please don’t fall for it. And remember, all the “experts” pushing this idea make their living off real estate, so of course they think it’s a good thing — it makes them more money, not you.
