@TheRealEstateG6 How do you find information regarding the current owner’s loan and about the current owner themselves? Is there a specific online resource? Just rely on county mortgage recordings etc.?
@CaseyMericle But how do you plan an exit if you are at a high basis? Just bake those in as future losses and make sure your hold cash flow justifies it?
@CaseyMericle If you were working with a seller and had the option for seller financing at a cheap fixed rate and it could accrue, how would you choose between staying current on the debt versus spending the property cash flow on leasing costs and then just paying it back at exit?
@DevotedDividend What would you say to people that argue that this same total portfolio value instead allocated to growth through total market exposure or S&P500 would far surpass these dividends especially since you are young you should focus on growth instead of income?

@Mr_Neutral_Man But to @EllliotttB’s point, how do you reconcile that even if the REIT’s RE is undervalued, the public markets may never correct that and sponsors may choose never to take that REIT private (let alone that management teams would prefer to not be taken private in many situations?
@TheRealEstateG6 How does this relate to the concept of return on cost? What happens if the return on cost is very accretive? Or does the return on cost just tell you if it’s worth setting the new high rents and you always just renovate a few and exit as soon as possible?

@das1m The defense was elite this year no doubt but we have had some great defenses even dating back to the Charlie Strong era that lacked a QB to capitalize. Without Quinn this team isn’t in this position and likely doesn’t play for an SEC championship imo
