The thing about buying property in affluent South African suburbs—like, let’s say Bryanston—is that it often feels like an elaborate inside joke no one let you in on. You walk into a 40-year-old house, sitting on 10,000 square meters of land, priced at a cool R11 million, and think, “Oh wow, maybe it’s a steal.” But then you actually look at it.
The structure hasn’t been touched since the 80s, unless you count a questionable paint job from 2003. The pipes groan like they’re begging to be put out of their misery. And the foundation? Let’s just say if a strong gust of wind had an attitude that day, you might be rebuilding from scratch.
So now, not only are you paying R11 million for this “hidden gem,” but you’re also signing up to throw another R3 to R5 million into renovations—basically building the house you actually want to live in. And that’s when the math stops mathing.
At what point do we stop pretending that these homes are still homes and not just overvalued land listings with nostalgia baked into the price tag? If you, the seller, didn’t think it was worth fixing in the last four decades, why am I suddenly expected to see the potential you ignored?
Moral of the story: If a house is old enough to have witnessed multiple economic recessions, maybe it should be sold as land—not as some crumbling utopia wrapped in a “luxury property” price tag. Because at the end of the day, it’s not a bargain. It’s just a very expensive construction project waiting to happen.
@PalesaMbaliee 30 is so so young. I always advocate that people start building young, but it is never never too late to build a beautiful life for yourself. Be gentle and kind to yourself. You are also just figuring things out as you go 💖🌺
