Corto Realty Group, Inc. is pleased to share a progress update on the revitalization of Westgate Apartments, a 31-unit multifamily community in Simi Valley that had gone too long without meaningful investment.
We sourced the opportunity, performed detailed underwriting, led due diligence, and brought the deal to our client, who closed on the property in September 2025 at $5.3 million.
Since closing, we have been steadily reinvigorating the property with a focus on improving living conditions and safety for residents:
✅ 15 of 31 units fully upgraded — existing residents received first priority to move into the newly renovated homes, and several have gladly done so, enjoying refreshed kitchens, bathrooms, new LVP flooring, recessed lighting, and modern Moen fixtures
✅ Exterior safety and aesthetics improved: removed overgrown trees whose roots had created major trip hazards by pushing up concrete; ground down affected areas and replaced concrete sections where needed; rebuilding balconies and updating overall exterior aesthetics so residents can take greater pride in their home
✅ Landscaping upgraded with drought-tolerant, environmentally friendly deergrass and foxtail agave plus premium hardscape for a cleaner, more inviting environment
✅ Common areas enhanced with new luxury vinyl plank flooring in hallways and a complete laundry room transformation: replaced old inefficient coin-operated machines with modern app-operated equipment so residents no longer need coins and receive real-time cycle notifications on their laundry status
✅ Former tired concrete area converted into a welcoming resident BBQ and fire-pit lounge
