@HelenGuo_ That margin is not true… this is a fantasy offer or intentional fraud, those numbers would make the business running for the top shop in the country. Avg bay is $150-250k a year, best run $500k, only highly niche push $1M. No one has 50% margin.
@HelenGuo_ It’s terrifying to me to think that an unlicensed non-electrician would buy an electrical contractor, who doesn’t have licensed electricians on staff.
It also terrifies me to think that some sellers would let a business run on their license, that’s illegal in many places.
@realEstateTrent Nothing more humbling then your kid pointing out that some accomplishment would be meaningless in a dinosaur fight. Too often, concerns over mortgages and tuition drift our mindset away from the true North Star.
@GenZMultifamily If they are a good tenant, pay for it. If they are not a good teant, use it in the lease renewal calls to expedite their departure. Depending on the state, likely can’t deduct for security deposit unless there lease end is at hand.

Anytime you have to front materials for a small contractor, it’s a good indication they’re not capitalized or professional.
@GenZMultifamily Makes sense if he disappeared for weeks. Just encourage that you consider adding performance timeframes in contracts going forward, to prevent an unprofessional contractor attempting to place a lien in anger.
@GenZMultifamily If this was only a few days of ghosting, the contractor likely had a legitimate claim to 50% of the labor.
The question really comes down to what was in the contract you two signed. Unfortunately, a few days delay is not uncommon for small operators.
@shawngorham The major demand is for travelers to data centers, which are practically supporting the economy now. Local com/ind work is always cyclical with the economy.
@dogwoodblooms Most of the employers that folded during that era or outsourced overseas, were those that had legacy operations that only were competitive because of the lack of competition during the era of the “Greatest Generation”. They had no chance in the modern era.
@dogwoodblooms You are absolutely right, that it led to despair for many communities. There’s an argument that NAFTA was a symptom of a greater issue at hand though, and just the last domino in the chain that led to the exodus of rural manufacturing jobs.
@dogwoodblooms Would not disagree, that we are seeing the destruction of many rural NC aspects. I am just not certain that the population change is really the cause. Rural NC lost industry & like most of rural Merica, is languishing. People moving are only a small part.
@NathanQuinlanGC I have done this a few times, enjoyed hearing the sales pitches a few times. The good ones have polished techniques.
Stopped after a few though, I’m on vacation to create memories with my kids, this isn’t conducive to that.
@trentjhughes (4) Because of the issues with these and rentals, there’s an industry consensus standard coming out about their usage and operation commercially. This is a good thing.. but means, you just lost your liability defense if it wasn’t adhered to perfectly.
@trentjhughes I did this a long time ago. Made far more money with the tent rental side then the inflatable side. They take more sweat equity then first appears. The profits are less then appears. Waivers are generally meaningless and liability risk is near unlimited.
@trentjhughes (3) General liability insurance is so expensive that profit/risk ratio becomes questionable, as you accumulate assets. To have it at business viable rates, likely means you are not fully covered if you have real assets.
@trentjhughes (1) You are already at risk of losing your liability lawsuit from buying a consumer grade inflatable vs commercial rated.
(2) Wind incidents and these, bring uninsurable risk levels, there is even a movie on it now.
