The biggest reason permit sets get rejected isn't a design flaw. It's a missing piece, usually a beam that was guessed at instead of calculated. Every correction round can add weeks to your timeline.
Energy code docs + structural calculations: the actual math behind insulation values, window performance, beam sizing, and foundation design.
Missing or incomplete calcs are one of the top reasons a set bounces back.
Structural framing plans: floor and roof framing, beam sizes, shear walls, connections.
This defines the building's actual load path and is usually stamped by a structural engineer. Often the sheet most likely to get flagged.
Electrical, plumbing, and mechanical plans: outlets, panel location, fixtures, drain lines, HVAC and ductwork.
Larger or all-electric homes often need load calculations here too.
Elevations: what the building looks like from each side, roof pitch, materials, height.
Building departments use this to check height limits and design review requirements.
Floor plans: room layout, dimensions, doors, windows.
This is the sheet most people picture when they think "the plans." On its own, it's nowhere near permit-ready.
Foundation plan: footing sizes, rebar, slab thickness, anchor bolts.
On tricky soil or a hillside, this almost always needs structural calculations behind it, not just a drawn footing size.
Site plan: lot lines, setbacks, footprint, driveways, grading and drainage.
Gets extra scrutiny on sloped lots or anywhere near a hillside or flood zone. Missing drainage info is a common rejection point.
