Sellers are paying closing costs anyways. Make it look prettier from a loan perspective.
Appraisers are being stingy as hell right now and making sellers settle for a lower appraisal
It could be me but I think banks are putting pressure for lower appraisals (conspiracy theory?)
Thus they still get a great loan

Deals I’m buying I do no option.
Haven’t put an option period on a buy contract in about 4 years
Separates me and I make sure they understand
More and more homeowners are learning about silly wholesalers
Not to say option periods aren’t warranted…but 30 day option periods and low earnest money needs to go
In any deal (unless absolute grand slam) I usually have in the contract that I can back out of the contract within the inspection period for ANY reason

As an investor, I still use docusign and iCloud
I think joining a group and getting leads is a great way to start learning.
Having my license allows me to see the MLS and comparable properties without leaning on any other agent.
I list my own houses and save thousands of dollars adding to my bottom line (people argue against this, but I’ve done it for a decade)
You can charge yourself whatever commission. So your split with the broker is minimal or just hang your license at a transaction brokerage to avoid giving away too much money.
If a lead doesn’t want to sell cash (which happens a lot)… you can now turn that lead into money which you wouldn’t have done otherwise.
