The DC Housing Modernization and Accessibility Act of 2026 represents a major voter-driven reform to stabilize housing affordability in Washington, D.C.
Interesting: A local real estate broker is suing to stop a proposed initiative that would freeze rent in D.C. for two years (among other things) from being allowed on the ballot. He says it's unconstitutional and violates D.C.'s law on ballot initiatives.
Finally, a third ballot initiative from @DCaffordability that would impose a two-year rent freeze cleared its basic legal threshold to be able to appear on the ballot. Plenty of process left to go, and it's looking likely that if it gets on the ballot, it won't be until 2027.

The DCBOE will finalize the Short Title, Summary Statement, and Legislative Text at next month's hearing on Wednesday, May 6.
Woohoo! The DCBOE just voted that our proposed legislation the "DC Housing Modernization and Accessibility Act of 2026" is a proper subject for a DC ballot initiative!
For example, if you lived in a rent controlled apartment that costs $2,000 a month and it receives an annual rent increase of 4.7%, you would save $2,309.02 during a two year Rent Freeze.
A More Affordable DC is Here
I’m proud to serve as the proposer of DC’s newest ballot initiative: More Affordable DC.
Right now, housing costs in DC are rising far faster than wages—forcing long-time residents, families, and essential workers out of the communities they helped build. This initiative gives voters a direct way to fix that imbalance.
More Affordable DC will:
✔️ Freeze rents for two years to provide immediate relief
✔️ Fix affordable housing rules so they serve DC residents earning 60% AMI or less
✔️ Stop counting wealthy suburbs like Fairfax, Loudoun, and Montgomery County in DC’s income limits
✔️ Require family-sized, permanently affordable housing on public land
This is about stability, fairness, and keeping DC inclusive for every generation.
Let’s connect and build together.

3rd time's the charm! Both the Attorney General and the General Counsel of the DC Council agree that "DC Housing Modernization and Accessibility Act of 2026" is a proper subject for a DC ballot initiative.
#RentFreeze ⛄️ #AffordableHousing🏚️
Interesting: The proposed @DCaffordability ballot initiative that would freeze rents in D.C. for two years and change income targets for affordable housing programs is facing potentially significant legal hurdles to getting on the ballot for this year (or ever).
A two-year freeze on all rents.
Moving D.C. to abandon Daylight Saving Time.
A $25 minimum wage — and getting rid of D.C.’s tipped wage.
During next year's elections, D.C. voters may get to weigh in on each. Or ... they may not, @maustermuhle reports: https://t.co/xaH75yDiMS
The DCBOE has scheduled their "subject matter" hearing for 12/3. We encourage everyone to sign up to testify & share their thoughts on why our proposed law is a proper subject for a DC ballot initiative! Deadline to sign up is this Friday! More info @ https://t.co/TWOKLI2NaJ
