@mcleank22 I agree with that. I invest personally in residential a lot but also have quite a bit of exposure to commercial as a LP and they both have performed well for me. Just don’t agree with crowd that makes it seem like you can’t make really good money in residential investing

Why is their so much institutional money flooding the residential space?
One would think that hedge funds and PE companies have access to advanced data that guides their investment strategies sooo IMO the math must be mathin’ in residential.
Why do so many people in commercial real estate look down at people who invest in residential real estate?
I’m an LP in a lot of large deals and a 15-20% IRR on a commercial project is what most aim for/expect and I know many residential investors who hit those same metrics.
@realEstateTrent Is it hard to get the different subs to work together efficiently? Seems one advantage of hiring 1 company or GC is they keep the jobs moving. Always concerned with subbing jobs out myself that I may pay less but the renovations take longer.

I am probably a bigger culprit of this than most so not judging anyone at all but its just crazy when you think about it.

All of our closets are full then things go out of style and we give it away after a couple wears.
Fashion may be one of the biggest financial traps of them all.

I know investors with 30 doors who make more $ and have a better quality of life then some with 1,000s of doors.
With all those doors come partners, investors and employees thus more responsibility.
That ain’t for everybody!
I bought my first investment property in 2014. Up until about 2 years ago I considered myself a cash flow investor… but I have to be honest investing in RE for cash flow is the hardest it’s ever been since I started.
Additionally, the appreciation growth of my properties over the last decade significantly outperform the cash flow I have generated.
