Public credit spreads are historically tight, but one spread still holds the key to the US housing market. In my latest @Citywire column, I explain why the gap between 30-year mortgage rates and the 10-year Treasury matters so much, how it has suppressed housing activity and affordability, and why recent narrowing may be vulnerable if Treasury yields rise.

3 Yes: BoE to hike faster in up coming meetings, but I disagree with the repricing of the terminal rate. IMO the tightening of FCs from the higher interest rates, plus reduced mortgage availability, will drag on UK economy more than the stimulus from the tax cuts will boost it.
2 It’s the safe stuff that kills you. The GFC was severe because the MBS which suffered significant losses were rated AAA. Investors bought them and leveraged them accordingly. UK Gilts viewed as very safe asset, so rapid losses are that much more painful to investors.
