Big relief on immovable property transaction capital gains front.

In the case of transfer of a long-term capital asset (land or building or both) by an individual or HuF, which is acquired before the 23rd day of July, 2024, the taxpayer can compute taxes under the new scheme at 12.5% without indexation, and old scheme at 20% with indexation] and pay such tax which is lower of the two.

Finance Minister Nirmala Sitharaman to move amendments to the Finance Bill 2024-25 including the contentious proposals on removal of indexation benefit for capital gains on property.

Effectively, July 23rd, 2024 is now set as the cut-off date for the calculation of the capital gains versus the earlier cut-off of 2001 that had caused a lot of concern over its impact on long time owners of property assets.

With this change, that provides flexibility of two tax rates with and without indexation, PM Modi’s govt has tried to address the angst that had been created over what was perceived as a ‘retrospective’ tax move.

There were also concerns that the original proposal would have led underreporting of transaction values and the increased use of cash in real estate deals.

They may not be on social media but they are their amongst the most neglected ones. They may not complain about credit, but they are there just to Serve. They just don’t care about anything else except their Goal of Creating a Better Society.
