@dgreco071307@jeremyct FHA has upfront MPI (PMI) and monthly (both required) and does not fall off. However, if they do the FHA and pay it down and allow the equity to build to 20%, they can refinance into a conventional. It sucks, but is doable.
It’s a valid point, but I am not suggesting that he sells for less than it is worth, I am just saying that it might not be worth what he thinks. I have seen sellers that are so stuck on price that they give concessions at closing that are more costly than a reasonable discount. Years ago, I made an offer that was 10k below asking, which they rejected. I then returned an offer of full price if they cover all closing costs and buy down my rate. That saved me around 23k and I got a better rate. I look back, and now think it was likely the realtor that pushed them in that direction, their commission is based on sales price, and a 10k discount would have lowered their commission, but a 23k loss to the seller wouldn’t.
@DerrickEvans4WV It could be that we believe we are in the Pre-Millennial reign timeline, but we just might be in the post (little season) and the deception is losing its hold.
