@robbystarbuck 100%! Thanks to my wife, my kids are homeschooled; 7th grader has a 11th / 12th grade reading level, and plays sports, and plays instruments, and knows how to work, and wants to open a stock account, and is actively involved in church. The same goes for the younger siblings.

No, currently, price is a function of financial greed. People aren’t buying and there is high supply.

There are two different economic principles occurring:
1. market disequilibrium - a situation with high supply, low demand, and yet high prices.
2. market monopoly theory: where a single or dominant firm can try and restrict output to try keep prices high. Blackstone (and others) buying tens (or hundreds) of thousands of homes to try and control real estate pricing.

Total Inventory: ~1.68 million active listings.
New Listings: 447,985 new homes were listed in Jan 2026.
Median Days on Market: 66 days.
New Construction: 472,000 new houses were for sale at the end of December 2025.
Market Dynamics: There are over 500,000 more sellers than buyers, and ~15 million vacant homes … all are nearly historic figures.

There is not a supply issue, it’s all pricing — and rates coming down won’t fix pricing. May help some slight increase in purchasing, but won’t fix it. Prices will come down or majority of people won’t buy… they have more options than ever before and there isn’t a supply issue.

@Evan_Hand Also, the “Mormon Church” , The Church of Jesus Christ of Latter-day Saints, isn’t getting involved. Brigham Young University is a private university and the board of trustees are the leaders of the church, which means any final decisions would likely need to go through them.

I arrived in Provo as a young man with @BNKonFOX not knowing what to expect. I was overwhelmed with all the love I received from Cougar Nation. From Cosmo to Kalani it was all love.
