��니 실거주 부동산에 긁힌 아저씨들 왜이렇게 많은지 모르겠는데 ㅋㅋ

일단

“실거주용 부동산이 나쁘다”가 아니라

실거주용 부동산 1채 사는데 모든 금융 에너지가 소비된다.

즉 “기회비용”에 대한 이야기임.

대출 없이 실거주 부동산 살고 돈들어오는거 전부 금융자산 세팅하면 (혹은 레버리지)

그거야말로 안정적이겠지

근데 “일반적인” 사람들 생각해보라니까?

집 한 채 산다고 자신이 가진 구매력 전부를 올인한다니까? 그것도 “미래의 구매력”까지 다 땡겨서?

그럼 기회비용을 따졌을 때

거기에 올인하는게 맞냐 이거지.

그리고 여기서 진짜 오류가 있는게

실거주 한 채를 투자로 보는 사람도 많더라?

부동산이 투자가 되려면

1) 시세차익
2) 현금흐름

이게 조건인데

내가 집깔고 있으면 비용만 나오는거 아니냐

(세금, 관리비, 대출원리금)

그리고 우리집이 올라서 판다고 쳐.

그럼 차익을 얻으려면 내가 지금 사는데 보다 싼 곳으로 가던가 아니면 전월세를 살아야하는거잖아?

근데 그�� 쉽냐고 ㅋㅋㅋㅋ 하향을 원하는 사람이 있냐고

대부분 더 넓은 집. 더 좋은 급지로 가려고 하지 않음? 그래서 오히려 더 돈을 넣어서 갈아타기 한다고

그럼 나중에 남는게 뭐냐고.
