A megawatt on paper doesn’t do much for anybody. A megawatt that’s energized, leased, financed, built, and collecting rent is what creates value per share. That's our focus at @HostDigital_. https://t.co/stigW8hyf1
The data center market needs to distinguish between projects that can use existing power and infrastructure and those that require years of new development. A 20–100 MW facility and a gigawatt campus carry very different execution risks.
The same discipline applies to financing. Credit is becoming more selective, with greater scrutiny of counterparties, cash flows and the ability to repay. That’s a healthy shift toward projects that can deliver.

Investors have grown cautious about data centers, and the caution is spreading to anything near the sector. Some of that is earned. The largest projects need new generation, new transmission, and approval from towns that have never seen anything that size, and those timelines run for years. Local opposition blocked or delayed 45 projects worth $68 billion in the second quarter alone, according to Data Center Watch.
The problem is that the market is pricing every project as if it carried the same risks. A project of tens of megawatts, on a site that already has power and often an existing industrial building, has cleared the hardest steps before construction starts. This kind of site can be in service in months, and this sort of project deserves to be judged on its own merits, which is the case I made in a recent opinion piece for RealClear Markets.

Host Digital’s Board has authorized up to $15M in share repurchases over the next year.
The Board believes the current share price does not reflect the value of the company’s business. Any repurchases will be weighed against project commitments and other uses of capital.
Site I delivery remains targeted for Q1 2027. $HOST

Hi, Perry! Appreciate the clear articulation of where we are: signed leases, a strong management team, and an exciting pipeline of powered sites.
Our team is experienced in the space, and we appreciate the nuanced complexities of executing the financing and the build. It is always a challenge, but it's one we are very prepared for. We are excited to deliver for our shareholders! Thanks for the thoughtful commentary and following our progress.
@sudoraohacker Good take - it aligns with what we’re seeing in the market. Lots of demand for compute. We are matching the demand to our right-sized data centers, which we are delivering in the next year.
@HostDigital_ is building a geographically diverse portfolio of institutional-quality real estate assets.
Our approach: focus on right-sized sites that have power flowing today or in the immediate term.
By minimizing friction, we maximize speed to market.
There's a reason Host Digital ($HOST) focuses on 20–100 MW data centers rather than mega-campuses. The size of a project affects its infrastructure needs, its impact on the surrounding community and how it gets built.
CEO @HarmolSamra got into this with @heatmap_news, including how Host approaches existing sites and community relationships.
