@PhilipThalis @HillThalisAUP @PeterMcGSyd @Redshift_AA Was also used in a subsequent critique of the #LRHDCode’s scale in some subsequent work for GANSW with @PeterMcGSyd. But never entirely sure where these reports land with regard to Minister’s desks or dusty bookshelves (or somewhere in between).

@PhilipThalis Must admit that this work was inspired by some work undertaken for GANSW (that sit inside the Dept of Planning) with @HillThalisAUP and @PeterMcGSyd as well as trying to understand the failure of projects we (@Redshift_AA) were hoping to undertake via the #LRHDCode.

@HowardFMaclean @canberratimes Canberra repeats similar policy failure set here in NSW by #LRHDCode. The political expediency of finding and implementing solutions that look like they will work when they won’t.

Discussion of how the #LRHDCode (Low Rise Housing Diversity Code) not only failed to deliver #missingmiddle housing but initiated a reversal of the Code’s intent. Originally published behind ⁦@pia_planning⁩’s paywall. Now available as Open Access https://t.co/3nsGorvu4j

2/3 Review #LRHDCode (Low Rise Housing Diversity Code) or better still deliver strategic and even handed infill of well serviced middle ring suburbs up to 3 or 4 storeys - not ‘let it rip’ approach to centering 20+ storeys at railway stations.

Looking at impact on Canterbury Bankstown LGA: Slight preference towards row type housing following removal of #LRHDCode deferral period, but again further preference towards row housing types and near eradication of apartment types following #DBPAct enactment.

Clear pattern emerging via ABS data that #LRHDCode has had limited benefit in amplifying diversity. Surprisingly undone by #DBPAct by nearly extinguishing certainly 3 storey apartments building but also 4-9 storey apartments giving preference to semi/row types (easier approval).

I have started some research to understand the erosion of medium density housing. Most noticeable is significant decline of up to 3 storey apartment approvals following #DBPAct from about 140 dwelling approvals/month over several years to about 40 post DBP introduction.

Next cut of the data I will isolate Canterbury/Bankstown LGA which was one of the very few Councils that did not extinguish ‘multi-dwelling housing’ from its broad R2 zones. The question is: ‘Did #LRHDCode have a positive impact on ‘supply’ of #missingmiddle types?’

Next piece in the puzzle re: the erosion of medium density. Isolating Ryde Council. #LRHDCode and #DBPAct seemingly extinguishing apartment types between 1 and 9 storeys. Increase in row types and semis in spite of Multi dwelling housing deletion in R2 zone in 03/21 Surprising

@LHSyd I looked there originally but there’s a lag in numbers. Found comparable data set from ABS. Here’s a graph print (bit raw) Bands from bottom up: houses | attached to 2 storeys | Apt to 3 storeys | Apt 4 - 9 storeys | Apt 9+ storeys. Key policy markers indicated. #DBPAct #LRHDCode

@LHSyd Yes! Seems to have kicked in about 4 months prior. I suspect also facilitated by #LRHDCode (patterns I was looking for) in ‘greenfields’ subdivisions. Need to cut data further to see impact on middle ring suburbs where ‘multi dwelling housing’ was deleted from R2 land use tables.
