Can Modular, Self-Sustaining Homes Help Ease California’s Housing Crisis?
As California faces an ongoing housing shortage, most efforts to expand supply have focused on accessory dwelling units (ADUs), faster permitting, and rezoning for higher density. But another model is emerging—one that removes the need for city infrastructure altogether.
A handful of modular housing firms are now producing fully self-sustaining homes that operate independently of power and water systems. Built off-site and designed for quick installation, these homes incorporate solar power, advanced insulation, and automated internal systems to manage energy use. In some cases, installation can be completed in under an hour.
Max Gerbut, founder of the California-based company @haus_me , says the goal is to make housing viable even on undeveloped land. “The biggest issue is often not the house,” he said in a recent interview. “It’s the infrastructure—and the rules around what can be built where.”
While California has eased regulations around ADUs and expedited approvals in some areas, zoning and land-use restrictions still block development on much of the state’s available land—even for low-impact housing.
Advocates for modular and off-grid housing believe the technology is ready. The question now is whether the state’s regulatory framework can evolve to accommodate it.
