This site has been lying dormant for well over a decade.

The first proposal provided 1,200 homes, 600 student beds and 1,250 co-living units, a 240-room hotel, 2,700 sq m of office space and 5,000 sq m of retail and leisure space.

Then came the Mayor's new plan. The dual aspect mandate can be seen so clearly in how jaggedy and inefficient the towers become from the first plan on the left, to the plan as it has just been approved on the right.

I went to the consultation and they told me the whole scheme is barely viable, and only breaks even thanks to the student tower south of the site.

We have made development even in some of the most valuable postcodes in the country almost unviable. An insane situation.
