They canceled the day before they got the keys. 😳
Out of area buyer. Showed the homes over FaceTime and video tours. They found one they loved, wrote the offer, got in contract. Even did the inspection walkthrough virtually with the inspector.
Then they flew in for the final walkthrough the day before keys and canceled. The area was the bigger issue, but standing there in person, they were not in love with the house either. 🚩
Here is where I landed on it.
I do everything I possibly can to get a client inside a home before I ever write an offer. But if a client is out of state or out of the country and virtual is the only way to get them in contract, I want them on a plane during the contingency period to meet the inspector and walk the home themselves. 🏡
Virtual is a great tool. It is not a substitute for standing on the street at 6pm and feeling what the neighborhood actually feels like. There are things a camera will never tell you about a house or a block. 📱

There’s a storefront 200 feet from Golden 1 Center that just got a new tenant 👀
And the paperwork in the window tells you everything.
A business called Levels is taking over 722 K Street, the old Tiger space. An eatery and a club, from Golden City Entertainment, with the liquor license filed with the state on August 31. Owner Juan Chavez says the concept is still under wraps but he’s targeting December or early next year, and that his goal is to make a real difference in a space that has already seen bars come and go.
He’s right about that part. Tiger opened in 2018 and built a following on food, cocktails, live music, and patio seating right in the arena’s shadow. It got evicted in May after its ownership group filed for bankruptcy protection in March owing about $125,000 in back rent.
Now look at the rest of that block. Two doors down, a restaurant that lasted less than a year is gone and the space is listed again. But right next door, a brand new event venue just opened.
Same block. Same building. Three completely different outcomes.
My honest read: that block doesn’t have a demand problem. It has 41 Kings games a year walking past the front door. It has a math problem. Rent, parking, and a street that empties out when the arena does. I want Levels to be the one that finally beats it. I’d rather see the block fixed than the tenant swapped.

Everybody in this business has been repeating the same line for five years. There is no inventory. But when you line up the actual estimates, Realtor dot com, the home builders, Harvard, and the White House are off from each other by nine million homes. That is not a data set. That is a guess with a microphone.
The new analysis says supply is closer to balanced than the narrative admits, and the real crisis is affordability, not scarcity. Meanwhile household growth is projected to slow through 2029, and by 2030 this country is expected to see more deaths than births.

Repair credit was thirty five hundred dollars 😳 The deposit they tried to keep was forty two hundred.
Buyer’s agent asked for reasonable repairs after inspections. Listing agent said no repairs, no credits, nothing. We told them the buyer would cancel without some kind of middle ground. Listing agent hinted the seller would come around.
Instead we got a notice to perform with a cancellation attached, seller doing zero, and the buyer signing away their entire deposit.
Here is the part that gets me. This buyer still had every contingency in place except appraisal 🤦♂️ You are not getting a contingency removed that way. All you did is hand your seller a cancellation and send the deposit right back to the buyer anyway.
There is a way to negotiate and a way to blow up a deal. When the gap is thirty five hundred bucks on a property that already appraised, you find the meat in the middle. You give a little to close it.

Sacramento studied 20 schools with dangerous streets around them 🚸
It just funded seven.
The City Council approved $2.25 million Tuesday for safety improvements near these campuses:

📍 Smythe Academy
📍 The Met Sacramento
📍 West Campus High
📍 William Land Elementary
The work: crosswalks, curb ramps, traffic signs, pavement markings, bike lane treatments, signal changes, and student loading areas. If you’ve survived a pickup line, that last one hits 😅

Fruitridge Road and 58th Street. In 2012, 16 year old West Campus student Michelle Murigi was struck and killed less than half a mile from her school. The city and district spent $400,000 on a signal there afterward.
That was 14 years ago. This week Mayor Pro Tem Eric Guerra said drivers there still aren’t yielding, light and all. So this project adds a pedestrian island, somewhere safe for kids crossing to West Campus and Mark Twain Elementary.
14 years to get that.
I’m glad this passed. Guerra pushed for it and he’s right that we need more.
But $1.7M of this is federal and Sacramento put in $550,000. That’s my one wish. I’d love to see the city carry more of this itself. When most of the money comes from Washington, the timeline isn’t ours. We wait for the grant. We wait for the cycle. And 13 schools sit on a list somebody already made.
Sacramento pledged to eliminate traffic deaths by 2027. At least 28 people have died on our streets this year. That’s not anyone not caring. It’s a budget problem we could solve.
And walkability near a school isn’t a soft amenity. When families can walk to campus without holding their breath, they stay longer and invest more in the block.

🐛 The seller handed us a clean pest report. Section one and two cleared.
We ordered our own anyway. It came back with beetles.
Here is the lesson. Not all inspectors are created equal. Home, pest, or anything else. Some are thorough and some are rushing to the next job to make a buck, and your buyer eats the difference.
If a clearance comes from a vendor you have not personally verified and would not recommend yourself, order your own. That few hundred dollars protects your client and it protects you. 🔍

Everybody told them to open a second location. They said no, and did something smarter. ��
Kira O’Donnell and Fred Babich have owned The Real Pie Company on 24th Street for about eight years. Everything from scratch. Their pies show up on Thanksgiving tables all over this city.
That is usually the moment an owner cashes in. Second location, third one, franchise deal. They turned all of it down. Babich pointed at the economy. O’Donnell said she can’t picture stretching herself across multiple shops. They are in that bakery constantly and they wanted it to stay that way.
So instead of growing out, they grew shipping. Frozen, unbaked savory pies packed in dry ice, sent right to your door. They told the Business Journal the goal is reaching customers all over the country. Chicken pot pie, chili pot pie, shepherd’s pie, plus meatball and broccoli cheddar hand pies, baked in your own oven.
It ships in packs, not singles. Four pot pies is $61, four hand pies is $39. Orders go out Monday through Thursday.
Fruit pies are not part of it yet. Those bake in specialized ovens, so home oven instructions have to get worked out first. Possibly next year.
And local Thanksgiving pre orders open in October. If you have ever shown up in the late afternoon and found half the case gone, you know why that matters.

There are rules. Wristbands, special cups, designated areas, added security, approved events only.
The real headline is that three of these are outside the central city for the first time. Oak Park has been building momentum for years and business owners over there are asking for this by name. Longer stays, more dollars per guest, and foot traffic for the shops that never get it.
My honest take: mixed feelings, but I’m open to it. I wonder what it does to the people who live on those blocks, and I’m curious what the enforcement looks like if a night gets too wild. But this city needs more business and these owners need more chances to win.

The odds of a Fed rate hike just became a coin flip.
Above 63 percent on Wednesday. 50.4 percent after one governor spoke Thursday morning.
Jobs report today. Inflation report September 11. The Fed meets September 15 and 16 with both in hand.
Meanwhile the 30 year average hit 6.71 percent this week and the daily rate hit 6.88 percent.
And buyers still showed up. New listings hit a four year high, purchase applications rose 2 percent, and more borrowers moved into adjustable rate mortgages.
The agents who win the next 90 days are not the ones predicting the Fed. They are the ones who already know which three houses fit their buyer’s payment today.
Send this to an agent who is still telling clients to wait for rates to drop.

Here’s the part most sellers don’t know. That lender is ordering their own appraisal after you’re already in contract, and nothing you hand them changes that. 📉
An appraisal is one person’s opinion of value based on homes that went into contract 30, 60, sometimes 90 days ago. Agents are looking at what buyers are doing right now, this week, on the offers we’re writing. That’s a very different number. ���
My exceptions are two. Rural property where nothing has sold within 10 miles in years. And custom or truly unique homes where there is no comp anywhere. Those are the times I want a second set of professional eyes on it. 🔍
