Overall, I see CPI inching closer to the 2% target that J.Powell & the fed have been pushing for.

If CPI comes back at an elevated level or above-estimated level, I see treasury rates holding as the Fed��s worry towards inflation will spike.

Overall, I see August 2nd’s rate drop as a way to “hold-off” consumers. The Fed can now push another rate cut until late Q4 if needed.

#retwit Recently had a chat with a Developer/Landlord in the PHL area. As we discussed a few projects that were underway, here are a few key points of concern that stood out.

-Completion delays
-In-place financing maturity dates
-Cost to carry and entitlement

Especially for projects acquired in early 2022, the discussion now seems to be open to all avenues as far as an "end play" for developers. A few major projects I've seen in Philly/NJ have been thrown out completely and sold post-entitlement.

From a CRE perspective, I'm optimistic. I see the summer riding out with the 10-year T Bill constant between 4.2%-4.3%, then a possible downtrend in September.

Great time to Refi if you locked in a fixed rate over the past year.

With a cooling job market and inflation slowly being tamed Jerome highlighted some insight towards rate cuts to come this year.

"too late or too little could unduly weaken economic activity and employment" was one of his most notable remarks that stuck with me. Data is showing that we've come a few steps closer to the 2% CPI target, nudging the Fed towards a future rate cut.

Rate hikes, operational costs, and costs to complete projects have soured, making favorable Debt options far & few between.
