@Bethazor1 Law hasn’t changed so all should remain same. Will be curious to see if more oversight of smoke shops after Miami Herald article on 11/3/24 regarding smoke shops selling illegal marijuana as hemp.
Received a call on an office space for a new health insurance call center. Googled principal. Not much came up. He didn’t want wife being guarantor on a one year lease. Gave me the name of a partner instead. Googled both names together. Both are under SEC investigation.
I took a break from real estate this weekend. Left town with friends. As a result:

A meeting to list medical building.

People are still moving to Florida.
Just this week I spoke with:
- manufacturing firm opening up facility in SE Fl
- 3 brokers that are opening up shops here
- 3 newly licensed agents that are relocating. 1 was from NJ, and 2 from Washington state.
Restrooms in our office building are being updated.
Have to use those on 3rd or 4th floor.
Take stairs instead of elevator for the exercise.
Meet so many likeminded people in the stairwell and have great conversations.
Who knew?
I have never brokered the sale of a house, nor will I ever, but there sure are a lot of people on here who like to demean the residential real estate profession.
Here are my thoughts for the haters:
- Nobody has ever been forced to use a real estate agent. If you think you are sophisticated enough not to use one, then don’t!
- If your primary residence is the biggest purchase you will ever make, not using a realtor is likely a bad decision.
- If the profession needs to be disrupted with flat fee or highly reduced commissions, go disrupt it! You make it sound so easy. Put your money where your mouth is.
- I believe the commercial real estate brokerage industry is ripe for disruption, so I have dedicated my life to disrupting it. I will either accomplish the goal or die trying. What I will not do is complain about it on Twitter and take no action.
- Wholesale bashing of an entire profession on the internet is cowardly. If you don’t like realtors, don’t use them.
As someone who has been represented by residential realtors multiple times, I can assure you these people work very hard. It is not an easy job, and they often end up doing a significant amount of work they do not get paid for.
If residential realtors did not provide a valuable service, they would not exist.
