HOW TO MAKE YOUR HOUSE LOOK A MILLION FOR LESS (a thread)
(8 secrets)
You want a house that makes a strong statement. Here are some inexpensive ideas that make your house look like it's straight from a magazine.

@chimdhara43@ny_emman@KuraChihota Zim, being a third world country, most homebuilders are likely to go for cheaper options. So if its not cheaper than brick and mortar, it most likely won't take off. Those who can afford more are most likely not going to find dry walls appealing.
@StructWorks@Savheya_Happie Maybe we have to agree to disagree Eng. But calculations are showing a load of 208kn/sqm against a capacity of 3000kn/sqm. Theres no amount of eccentricity here that will get those figures closer together.
@StructWorks@Savheya_Happie The point is to illustrate a point, however let me double the imposed load to1. 2kn/sqm, the linear load is 1.8kn/m. Adding that to the previous total linear load we get 30kn/m. Now lets multiply by a safety factor of 1.6, we get 48kn/m. This translates to 208 which is way less.
@StructWorks@Savheya_Happie When considering wall strength we dont consider brick strength alone, we consider also the mortar, so even though we have a 7000kn/sqm brick the wall strength comes down fo an average of 3000kn/sqm depending on the mortar class
@StructWorks@Savheya_Happie For a 230mm wall above we get alinear load of 15.18kn/m. Live load 2.25kn/m. Total linear load is 28.155kn/m. This load is exerted on a 230mm wide transkates to 122kn/sqm. A common brick has a strength of 7000kn/sqm. Which is way higher than the loading.
Maximum Load for a 6m by 6m panel, with walls and roof above will exert 0.8kn/sqm on the walls, maximum strength of a common brick wall is 4kn/sqm which is greater than the load. PS, this is uses common bricks, load bearing bricks are not even needed in most such cases.
@Savheya_Happie Can't exactly say with certainty, but development is a slow moving vehicle. Getting paperwork in the first place would even take 2 years maybe another 3 to get infrastructure in place. An assumption would be that we will start to see these go up in the near future.
@KuraChihota@nematombo@SmangaMad Thoughts.
1. We lack the products.
2. We lack the construction skillset.
3. We are a third world economy very few are looking to be innovative unlike in the developed countries where they have done it all.
4. Local authorities are rigid would be lots of fun to get it approved.
Borrowdale Brooke Golf Estate ๐ฟ๐ผ
Despite Zimbabwe's luxury housing surge , Borrowdale Brooke Golf Estate still stands out in Harare for its unique blend of natural beauty, luxury living, and recreational opportunities particularly for golf enthusiasts
@KuraChihota Theres so much debate on this issue. Heres an offer: please provide a plan for a "standardish" house. Will do a schedule of materials and list assumptions and suppliers. For Labour and profit will assume a percentage. That should help in getting close to a definite answer.
CLUSTER HOUSING and FLATS. Here is what you need to know. (A thread).

@AmaniKweli It is up to the landowner if they want to maintain involvement. If they chose not to a separate entity chosen by the owners may assume the role of management of those mentioned facilities.
Will be doing another thread on costing soon stay tuned and thanks!
