@NarrativeNuked Many thanks my friend. No, I have an MBA in Finance, but most of what I'm doing here is self taught, just out of curiosity, listening to radio programs on the weekends, reading books, and watching CNBC. Learned some of the hard way too. Google helps a lot! LOL
💰 Is a 6-month emergency fund enough?
What if replacing your income takes 9–12 months?

💰 Don't save what's left after spending. Spend what's left after saving.
One of the smartest financial habits? Automate your savings and investments BEFORE you can spend your paycheck.
Pay yourself first. Make it automatic.

For me, I'm done with this guy. We've lost our identity. The identity that Barry established and held onto for so many years. We still have a pretty good defense, but where is that dominant offensive line? How come we can't win at the offensive line of scrimmage and run over our opponents anymore? Dominant rushing offense to set up the play action pass. It all used to work so very well, for so many years. Where did it go?
This might be the most terrifying chart in real estate.
Median household income: $85,000.
Income needed to buy the median-priced home: $123,000.
That's a $38,000 gap - 45% MORE than the median household.
For decades, home prices and incomes moved together.
Then we broke the housing market.
Now we're expecting the next generation to buy homes their incomes can't support.
Who exactly is supposed to buy all these houses?
The math doesn't work. And math always wins.
