A guy's laptop was stolen from a coffee shop.
He filed a police report. He called his insurance $500 deductible, 6-week process, claim might be denied. He accepted the $1,800 loss and started shopping for a replacement.
His coworker asked one question: "Did you buy it with your Amex?"
He had.

A Texas State trooper pulled a car over on I-10 about 62 miles west of Kerrville Texas. When the trooper asked the driver why he was speeding, the driver said he was a Magician and Juggler and was on his way to West Texas to do a show for the Shrine Circus. He didn't want to be late.
The trooper told the driver he was fascinated by juggling and said if the driver would do a little juggling for him then he wouldn't give him a ticket. He told the trooper he had sent his equipment ahead and didn't have anything to juggle.
The trooper said he had some flares in the trunk and asked if he could juggle them. The juggler said he could, so the trooper got 5 flares, lit them and handed them to him.
While the man was juggling, a car pulled in behind the State Troopers car. A drunken good old boy from Ingram Texas got out, watched the performance, then went over to the Trooper's car, opened the rear door and got in. Guide to benefits
Met a guy in Denver who has taken $11,000 out of his credit card company in the last 2 years and he has never once paid interest or a fee to get it
He didn't sue them. He didn't dispute anything. He just files claims on benefits that were sitting on his card the entire time

You have no idea what your card has. Neither did he until he actually read the document
Every card has a Guide to Benefits. It's a PDF. It is not in the app, it is not in the marketing, and the bank will never email it to you. Google your exact card name plus "guide to benefits" and read the whole thing one time in your life
What to actually look for:
Cell phone protection. You must pay the phone bill with that card. This one is on a huge number of business cards now and almost nobody uses it
Extended warranty. Usually adds a year to the manufacturer warranty on anything you bought with the card
Purchase protection. Theft or damage within a window after purchase, typically 90 to 120 days
Trip delay and baggage delay. Kicks in at a delay threshold, often 6 or 12 hours
Primary rental car coverage. This is the big one on business cards. Primary means it pays first without touching your personal auto insurance. Decline the counter coverage and save $25 to $40 a day, every rental, forever
Note that price protection is mostly dead. Most major issuers killed it. Don't waste time hunting for it
How to file: there's a benefits administrator, not the bank. Number is in the guide. You'll need the receipt, the statement showing the charge on that card, and a police report or repair estimate depending on the claim. Claims have deadlines, usually 60 to 90 days from the incident, and the deadline is the reason most claims die
Set a rule: anything breaks, gets stolen, or gets delayed, you check the guide before you pay for it yourself

short sales
A house in Palmetto, Florida just sold for $143,000 less than the owner paid for it in 2023
The bank holding the $470,000 mortgage agreed, in writing, to accept $425,000 and eat the difference
Florida now leads the nation in foreclosures. Banks are signing off on losses every week, and the buyers standing there when they do are getting 2009 prices in 2026
It is called a short sale, and both sides of it are worth understanding right now
What it actually is:
The owner owes more than the house is worth. Selling normally would require them to write a check they do not have at closing. So the bank consents to a sale below the payoff and releases the mortgage anyway

Because the alternative costs them more. A Florida foreclosure runs through the courts: 12 to 24 months of attorney fees, taxes, insurance, a vacant house baking in the humidity, and then an auction where it brings even less. The bank's own math says take the $425,000 now. Banks do not do short sales out of mercy. They do them out of arithmetic
Why this is happening in Florida right now:
Values in parts of the state are down roughly 13% from peak. Insurance costs detonated. Everyone who bought 2021 to 2023 with 5% down in those zip codes is underwater the moment they need to move. The 2023 buyer at $568,000 did nothing exotic. He just bought at the top with a thin down payment, and life made him sell
If you are the BUYER, the playbook:
1. Find them. MLS remarks: "short sale," "subject to third party approval," "pre-foreclosure." Those phrases repel retail buyers, which is exactly why the price survives
2. Offer realistic, not insulting. The bank orders its own valuation before approving anything. A lowball dies in committee. A 10 to 15% under-market offer on a house nobody else will wait for gets signed
3. Bring patience, because patience IS the discount. Bank approval takes 60 to 120 days. Every impatient buyer self-selects out. You are not being paid to be clever. You are being paid to wait
4. Inspect anyway. Short sales close as-is, and a seller who could not pay the mortgage was not paying for roof maintenance either. Price the repairs into the offer
5. Have funding that survives the timeline. A preapproval that expires in 60 days is worthless on a 100 day deal
If you are the SELLER, or your cousin in Tampa is:
A short sale beats a foreclosure in every measurable way. Shorter credit damage, faster recovery to buying again, no public auction on the record
But one sentence decides whether it actually saved you: the approval letter must say the lender WAIVES THE DEFICIENCY. Waived means the $45,000 gap is gone forever. Not waived means they can come collect it later, with a judgment, after you thought it was over. Make the waiver a written condition or do not sign
And ask a tax professional about the forgiven amount before closing, because forgiven debt can be taxable and there are exclusions most sellers qualify for and never claim
The people who bought short sales from 2009 to 2012 spent a decade being called lucky by everyone who was too disgusted to make an offer

Puerto Rico. Knew two brothers who came to Wisconsin with $6 in their pockets. People kept asking them/telling them they needed a green card. Most people are completely ignorant.
There's a place where you can pay 4% corporate tax and 0% on capital gains, and you don't need a visa, a second passport, or to renounce anything
It's Puerto Rico. It's a US territory. You fly there on a domestic flight with a driver's license
Act 60, formerly Acts 20 and 22, is the most aggressive legal tax arbitrage available to an American citizen without leaving the country
What it actually gives you:
Export Services: 4% corporate tax rate on income from services performed in Puerto Rico for clients outside Puerto Rico. Your agency, your software company, your consulting firm
Individual Resident Investor: 0% Puerto Rico tax on capital gains, interest, and dividends accrued after you become a bona fide resident
Compare that to a mainland operator in a high tax state. 37% federal, plus state, plus the 3.8% net investment income tax. Someone clearing $1,000,000 in California is handing over roughly half
Same work. Same clients. Same laptop. Different island, and it's an island where the US Postal Service delivers your mail
The requirements are strict and they are enforced:
Presence test. Generally 183 days a year physically in Puerto Rico. Track every day. Keep boarding passes
Tax home test. Your primary place of business must be there
Closer connection test. Your life has to be there. Home, bank accounts, car registration, doctor, the actual center of your existence
You need a real office and in many cases real employees on the island
Annual filings, an accepted tax decree, and an annual compliance fee plus a required charitable donation
The part that catches people:
US source income earned before you moved stays taxable by the IRS. Built up gain on stock you owned before establishing residency does not magically become tax free. There are allocation rules that split gain between the pre-move and post-move period
The IRS has an active enforcement campaign on Act 60 residents specifically. They are looking for people who claim residency, actually live in Miami, and fly down twice a year. Those people are getting audited and losing
This works for one profile: someone whose income is genuinely portable, who is willing to actually move their life, and who is clearing enough that a 30 point tax swing pays for uprooting everything
At $200,000 of income it is not worth the disruption. At $2,000,000 it is a $600,000 a year decision
And the honest part nobody posts: the power grid is unreliable, the bureaucracy is slow, you are far from your network, and plenty of people who moved for the tax rate moved back within two years because they hated their life. The tax rate is real. So is the trade

A man once imprisoned for talking people out of their money filmed himself doing exactly that, live, and later sold the technique as a course. Seven million people have watched him in action.
That man is Jordan Belfort. The film based on his story is what made him a household name. What almost nobody has actually watched is the real footage: 22 minutes, unscripted and unedited, of him working an actual prospect on camera.
The way he operates is what makes it worth watching. He barely mentions the product itself. The opening minutes are almost entirely questions, and every answer the prospect gives later gets turned back on them in their own words. He isn't persuading so much as gathering material.
Then comes the phrase that turned into a running joke in the comments. He closes his key sentences with a short phrase that makes agreeing feel like the default and saying no feel awkward. Once you spot it, you can't stop noticing it, and you'll likely catch it in your next sales call.
One commenter broke the entire approach down into nine steps, and that comment alone picked up twelve thousand likes, a sign people are genuinely dissecting this footage like a training manual.
Here's the uncomfortable truth: every individual technique in it is fairly standard sales advice, listening closely, mirroring, reducing friction, managing expectations. That's exactly why it's worth understanding. The tactics themselves were never the crime, the intent behind them was.
Once you recognize what's being done to you, it stops working on you. That's really the only real defense.
