It’s simple. Boomers worked to own a house and raise a family. The idea of snow bird is dead. There is no where to properly downsize to. When they do pass property along it’s usually light years behind modern standards. Taxes & schools are a heavy attribute for overpaying.

NJ inventory levels are down 63% from pre-pandemic norms, and refuse to recover.

Today there are only 14k listings on the market compared to nearly 40k prior to pandemic.

Such a big spply shortage in the Garden State is resulting in bidding wars. And prices still booming - by as much as double-digits - in certain areas like Princeton, Trenton, and NYC suburbs.

When people talk about the "U.S. Housing Shortage", what they are really talking about is markets like New Jersey.
