Because $53,000 is nominal. Subtract inflation and the real yield is closer to 2–3% before tax. After tax it can be near zero. You also get the $1 million back in 10 years in cheaper dollars. Fine as a short income floor late in life. Not a retirement plan for someone with 20 or 30 years left.
@Cryptoboyy_Aji My mortgage and property taxes now are as much as my original PITI when I moved in 10 years ago. That’s where the real inflation hits. Required expenses.
