A friend of mine made a post recently that said:

"You're 40 and you still haven't built?"

The comment section was brutal. People dragged him from every angle.

But here's the truth.

If you're over 40 and you don't own a house yet, feeling ashamed won't change anything. Instead of asking, "Why haven't I built?" ask yourself a better question:

"How can I become a landlord faster and with the resources I have?"

That's the question that changes lives.

Before You Say "I Can't Build," Read This.

The biggest problem isn't that most people cannot build.

The real problem is that many people dream of houses that are far beyond their current income.

Someone earning a modest salary wants to start with the same kind of house someone earning millions is building. Then, because it looks impossible, they don't start at all.

The truth is, homeownership is still possible, even on a modest income. You just have to start where you are and grow from there.

I've seen people who started with a single plot of land. Others began by molding a few blocks every month. Some fenced their land first and spent years saving before raising the structure.

Today, many of them are proud landlords.

Meanwhile, others are still waiting for the "perfect time" that never comes.

Here are five practical steps you can start taking today:

1. Buy land where you can afford now. Don't chase expensive neighborhoods. Look for developing areas with strong future growth potential.

2. Start gradually. After buying the land, take small steps. Fence it, dig the foundation, or mold blocks in batches. Every little progress counts.

3. Save with discipline. Reduce unnecessary spending and consistently channel those savings into your building project, no matter how small the amount.

4. Invest in professional advice. Poor decisions can cost you far more than professional guidance. Working with experienced professionals helps you avoid expensive mistakes.

5. Stay consistent. You don't have to finish in one year. What matters is that you keep moving. Every block you lay brings you closer to owning your home.

Remember, no house is built in one day.

Every foundation started as an empty piece of land.

Every mansion you admire was once just an idea.

Don't allow the size of your dream to stop you from taking the first step.

Start where you are. Build at your pace. Stay consistent.

One day, you'll be holding the keys to your own home.

Instead, invest that N15 million in petroleum lubricants business. Use 3 months to learn it, so that your Oga would give supplier contacts.

Go to a booming motor park around you and secure shop, a small one, so that anything small thing you put, everywhere will full.

Go to suppliers and buy different brands, and make sure you avoid counterfeit ones. Use N12 million to fill up shop and that will make you a big retailer in the area. Keep N2.5M for account. I'll tell you how to use N500k.

From that N500k, pay visit to all the drivers' associations in the area and tell them what you do. Pay homage to the agbero leaders in the park and other neighbouring parks, visit the mechanics in the area and pay homage to them.

Then relax and start printing N2 million profit monthly.
